# Martin Oettli - public profile and meeting research

Prepared 10 August 2026 for a People in Place meeting on Wednesday, 12 August 2026.

## Executive read

Martin Oettli is the former chief executive of Real Living Group and an experienced retirement-village operator and sector contributor. The most useful meeting posture is to seek blunt product and operating advice, not a Real Living endorsement or purchase commitment.

The public evidence supports asking Martin to pressure-test PiP across resident communication, family confidence, staff workflow, operator economics, integration, adoption, village change management and sector reputation. It does not establish Real Living's current systems, pain points, procurement plans, occupancy or interest in PiP.

## Verified career profile

- The Retirement Villages Association's 2023/24 annual report says Martin joined Real Living in June 2011 when it had one Pakuranga village.
- During his tenure the group grew to four Auckland villages, two with co-located care, through acquisition and greenfield development.
- He served one term on the RVA Executive Committee.
- Before Real Living he held senior management roles with DB Breweries, TR Group and Fertility Associates.
- The same RVA profile records an MBA from the University of Waikato, Justice of the Peace status, retirement-village study visits to Australia, the United States and Europe, and personal experience helping his parents move into a Waikato village.

## Former-role boundary

- Martin should be described as former Real Living chief executive.
- The exact departure date was not found. The latest public RVA profile still called him CEO in 2024, while an October 2025 Health NZ audit recorded that Real Living had appointed a new CEO.
- A 2 October 2025 campaign announcement identified Justin Marshall as Real Living chief executive.
- Do not ask Martin to disclose confidential Real Living information, approve a pilot, promise resident access or speak for current management.

## Current public affiliations

- Pakuranga Golf Club's official 2026 handbook lists Martin as a Board of Management member.
- The Companies Register records Martin Peter Oettli as a director of Weiti Headwaters Limited from 24 April 2026. The company classification is retirement village operation without rest-home or hospital facilities.
- The Companies Register entry does not establish Martin's operational title, project scope, ownership, purchasing authority or willingness to discuss the company. Confirm those boundaries with him before discussing any opportunity.
- No public work email or mobile number was verified. Use the existing meeting channel or LinkedIn rather than approaching Real Living.

## Demonstrated interests and operating style

- A November 2023 Business North feature linked the 58-apartment Remuera Gardens expansion to growth in Auckland's older population and planning changes.
- The same feature described early resident communication, regular resident-contractor meetings and early builder involvement as important to reducing disruption during brownfield development.
- A 2024 trans-Tasman conference report says Martin joined a panel on sector reputation and retirement-village buyback positions. This demonstrates topic involvement but is not a verbatim Martin statement.
- A published Avenue Apartments statement emphasised access to the facilities and community of an established adjoining village.

## Best uses of the meeting

1. Ask Martin to identify the three problems a village chief executive would pay to remove.
2. Ask him to choose PiP's first wedge: prospect conversion, move-in onboarding, daily participation, resident and family communication, request closure, or another workflow.
3. Ask which functions should integrate with existing systems and which must stay outside clinical, care, billing and ORA records.
4. Ask what would make resident or staff adoption fail.
5. Ask what a chief executive and board would need to see from a 90-day pilot.
6. Ask for two permissioned discovery introductions only after the proposition has been revised.

## Confidence and caveats

- Career and 2011 start: high confidence, primary RVA source.
- Former status by October 2025: high confidence; exact departure date unverified.
- Pakuranga Golf Club board role: high confidence, current official handbook.
- Weiti Headwaters directorship: high confidence as a register fact; role and commercial implications unverified.
- Real Living's current workflows, pain points, systems and PiP interest: unknown; confirm in meeting.
